My name is Jason Harbluk. I am a Designated Appraiser Residential (DAR-CNAREA).

North of Superior Appraisal Co. was created for the purposes of branding and easy referral to potential appraisal clients in my servicing region.

As a Designated Appraiser Residential (DAR), with the Canadian National Association of Real Estate Appraisers (CNAREA), I am qualified and fully insured to complete residential appraisals. Appraisals are completed using the principles of the Uniform Standards of Professional Appraisal Practice (USPAP).

Since 2016, I provide professional residential real estate appraisal services to the communities north of Lake Superior. I began my career as an Candidate Member (CM-CNAREA) working with Kervin Associates Inc. in January of 2016, earning my DAR designation in October of 2018.

As a self employed appraiser, I am open for contact for residential appraisal needs in the region north of Lake Superior.

I maintain a sub-contract agreement with Kervin Associates Inc. primarily for work through Appraisal Management Companies. If you are using an Appraisal Management Company, (FCT, FNF, NAS, Solidifi, or RPS) please use Kervin Associates Inc for any referrals.

Professional real estate appraisers form an opinion of the value of real estate objectively after analyzing the pertinent data found in the marketplace. They are more objective about the property and its value because they typically do not have an interest in the final value opinion. Thier value estimates are founded upon the reactions in the market place.

There are different forms of appraisal. The terms “Full Appraisal” or “Restricted Appraisal” will cover the different styles of appraisals. The style of appraisal required will be normally be determined by the client/intended user, like a financial institution. For direct requests we will determine the style of report that is most suitable for your needs when providing a quote.

Our appraisals can be used for mortgage financing, relocation, estate planning, marital separation, mortgage enforcement, marketing value, and other uses.

Residing in Marathon, ON, I am centrally located to provide my services to neighbouring communities. I serve the area north of Lake Superior which includes but not limited to Nipigon, Rossport, Schreiber, Terrace Bay, Manitouwadge, White River, Hornepayne, Dubreuilville, Wawa, and all points in between.

The majority of the properties I see are single family residential dwellings. I also see 2, 3, and 4 unit properties, as well as waterfront “camp” style properties.

Due to the extreme size of the region that I cover, and the different forms of appraisal that are available, quotes are provided on a property by property basis. Our promise is a quality report at a fair price.

Once the appointment is set for the viewing part of the appraisal, I will arrive at your property at the predetermined time and begin by taking exterior photos from the street of your property as well as some of the area around your property.

Once this is completed I will come to your door to advise that I have arrived. At this point, I will either come inside, or I will complete the rest of my exterior photos. Additionally, I will take measurements of your dwelling and other improvements that may require it. Exterior photos will include all sides of your dwelling, as well as views of your back yard and anything else pertinent.

Once we are inside I will go on a tour of the home with you. I will take multiple photos of each room if different angles are available. Through this process we will talk about an recent renovations that you may have completed, or any renovations you are about to complete. We will talk about the age of certain things like your roofing material, windows, doors, and siding as well.

I try to make the viewing very casual as it can be a nervous time for some people. Once the viewing is completed the rest of the work is completed by me in my office.

If for some reason you are not able to be present when the viewing is scheduled, and you provide me access to your dwelling through a family member or an unlocked door, my process is the same as above, but we will talk after the viewing once I am back in my office to answer any questions that I may have.

The Canadian National Association of Real Estate Appraisers (CNAREA) is a national, not-for-profit Corporation in Canada that licenses, educates, and certifies real property appraisers across the country. Established in 1992, CNAREA provides an effective membership-oriented organization of professional real property appraisers based on their academic qualifications, training, and practical experience. CNAREA has active members throughout the country, and their professional designations (DAR™, DAC™, Certified Appraisal Reviewer™) are recognized and accepted by all major national banks, mortgage lenders, mortgage insurers and Appraisal Management Companies.

Thunder Bay Real Estate Board and the Sault Ste Marie Real Estate Board.

The region I service spans from the District of Thunder Bay to the Algoma District. I maintain subscriptions with both the Thunder Bay Real Estate Board and the Sault Ste Marie Real Estate Board for access to Multiple Listing Services (MLS) Data.

Appraisal Management Companies

Most financial institutions will order appraisal services through Appraisal Management Companies (AMC). This in part is to ensure an arms-length between the appraiser and the financial institution. Through my sub-contract agreement with Kervin Associates Inc, I complete appraisal work for FCT (First Canadian Tile), FNF Canada (Fidelity National Financial, Inc.), NAS (National Appraisal Service), RPS (Real Property Solutions), and Solidifi. Please use Kervin Associates Inc. for any referrals through these AMC’s

Who Do We Worked For?

We provide professional appraisal services to all of the big banks in Canada; Bank of Montreal-BMO, Canadian Imperial Bank of Commerce-CIBC, Royal Bank of Canada-RBC, Bank of Nova Scotia-Scotiabank, and TD Canada Trust-TDCT. These requests normally come through the Appraisal Management Companies noted above.

We also provide services to IG Wealth Management, numerous credit unions, relocation companies, default insurers, and other lenders.

Due to our location, some lenders that do not use Appraisal Management Companies are not aware that an appraiser is available within our region. I will work with lenders to confirm my local area competency, certifications, and availability in hopes that I am selected complete the appraisal as required.
